The study reveals that the top 10% wealthiest Spaniards hold 60% of the country's wealth, and one-third of all wealth is concentrated in Madrid. The average wealth per person in Madrid stands at approximately €687,000, compared to €229,000 in Extremadura, marking a difference of over €400,000. Madrid is also noted as one of the most unequal regions in Spain. Concurrently, Spain is experiencing a rapid increase in housing prices, with a 12.3% rise in the first quarter of 2025, more than double the Eurozone average of 5.4%. Only Portugal, Bulgaria, and Croatia reported higher increases. Rental prices have also surged, with a 6.1% quarterly and 13.7% annual increase as of June 2025. In Madrid, luxury real estate is booming, exemplified by a penthouse sale at €33,000 per square meter. The demand for housing in tensioned zones quadruples the available supply, contributing to market pressures. Additionally, Spanish household financial wealth, defined as the difference between savings and debts, grew by 8.1% in Q1 2025 compared to the previous year. The ongoing rise in housing costs and wealth concentration underscores growing economic imbalances within Spain.
